Buyer's Agents please make yourself familiar with the procedures below:
***Everything you need to know to submit an offer on a specific property
can be found in the media section on the MLS. To submit an offer,
carefully read the INSTRUCTIONS for that specific property. All forms must be printed
clearly and must accompany the OFFER COVER FORM also found in the media section
on the MLS***
- Negotiation’s Department/Offers: Homes@benhamrealestate.com
All offers must be faxed with our Offer Cover Form (found in the Media Section of
the MLS) to 704-788-4604 (alt. fax # 800-305-1442).
Please do not fax without a copy of earnest money and pre-approval letter. If we
are in a multiple offer situation please fill out our Multiple Offer Form (found
in the Media Section of the MLS) and fax to the number above. All communication
to agents is done through EMAIL. If you have questions concerning a current offer
or if you would like to email your offer, please email our Negotiations Manager
at Homes@Benhamrealestate.com
- Verbal Contract Department/Once buyer and seller come to terms: NCREO@benhamrealestate.com
Contract terms may not be changed once seller addendums have been issued. Please
make sure you negotiate all terms during the negotiation process.
Once the terms have been agreed upon, the file moves to our “Verbal Contract” department.
This department will email you the seller addendums with detailed instruction on
how to proceed. Seller addendums may take up to three days to arrive. Please monitor
your e-mail daily.
Once you send the buyer signed addendums and complete contract package back to our
Verbal Contract Department, it will be sent to the seller for their signatures.
It can take 3 or more days to receive a seller signed contract back. Once we receive
it, we will email the package to you along with detailed instructions on how to
proceed to close.
If your contract is contingent upon inspections you will receive an email with detailed
instructions regarding utility connection. It is your responsibility to confirm
that utilities were successfully connected before conducting your inspections.
- Closing Department/Once the contract has been executed: Closings@benhamrealestate.com
Once the contract has been executed, the file will move to our Closing’s Department.
Maintaining high communication during the closing process is of utmost importance.
Due to the high volume of closings we ask that correspondence with our closing coordinator
be maintained through email. Following the detailed instructions which will be sent
to you via email will insure a timely and smooth closing.
THROUGHOUT THIS PROCESS, PLEASE MONITOR YOUR EMAILS DAILY AS THIS IS HOW
WE COMMUNICATE. PLEASE FOLLOW THE DETAILED DIRECTIONS ON EACH E-MAIL SENT FROM OUR
OFFICE.
